Flip House Hattie’s Big Reveal

It’s here… Reveal Day! I love a good makeover, don’t you? Our current flip house, named Hattie, seemed like she didn’t need much, but in reality all the little changes added up to a full remodel. 

This was the kind of house that just needed a few of the right touches to bring it up to date. And while that’s not as exciting a makeover as some of the falling-down houses I’ve seen, the overall effect turned out to be really satisfying.

But enough of my musing, let’s get to the pictures, shall we?

Hattie Before her Makeover

Here are a few “Before” shots of our beloved Hattie, to remind you how she looked when we got started.

The kitchen was small, cramped, and seriously outdated. (Again, my apologies to anyone with this style kitchen. I never want to offend, just to explain what changes we need to make for resale.) The bathrooms weren’t any better. Here’s the master bath.

I don’t really understand why they had all this counter space available, and only put in one sink!

The carpet had been newly installed, but everything else about this house was just a little dated and dark.

And these orange tiles in the entryway turned everyone off.

It’s nice to have a fireplace, but this one needed a little love.

All in all, Hattie wasn’t a terrible house, but a few tweaks would help bring out her true potential.

Hattie’s Big Reveal

The biggest change happened in the kitchen. We opened up the space on both ends to create more flow between the dining, kitchen, breakfast nook, and family room. We took out the peninsula that cut the breakfast nook off from the kitchen and moved it to the outside of the breakfast nook area.

We also opened up the doorway between the kitchen and dining room by cutting back the wall to where the cabinets started. It was a small change, but made a big difference.

Of course, we also added all new cabinets, granite countertop, stainless appliances and a gray subway tile backsplash. And we replaced the awful fluorescent light with recessed lighting throughout the kitchen. Now it feels bright, open, and welcoming.

By the way, you can see in this picture that we painted the fireplace white. Now it looks much fresher and becomes a pretty focal point for the room.

Throughout the first floor, we removed the carpet and tile, and replaced it with luxury vinyl plank flooring. That made for a much nicer flow, while adding waterproof functionality for a busy family lifestyle. And no more orange tiles in the entryway!

You can also see here that we painted the staircase railing white, to match all the other doors and trim that we painted. Freshening up the trim made the house feel like new!

Upstairs, the master bath finally got the special treatment it deserved.

With new flooring (I can’t stand carpet in a bathroom!), gray furniture-style his and hers vanities with marble countertops, new lighting, and white shiplap, it doesn’t even look like it could be the same room as before. We also upgraded the shower to a full bathtub/shower combo with white subway tile and a gray marble mosaic inlay.

All the bathrooms were updated similarly, to keep the feel of cohesive style throughout the house, although the master is definitely the fanciest. Here’s a peak at a hall bathroom upstairs.

The bedrooms just needed a little trim painting and updated lighting, and they were ready to go. Here’s the master bedroom, complete with white crown molding that makes my heart happy.

Without all the dated trim and features, this house feels brand new and like it’s ready for company! We couldn’t be happier with how this makeover turned out and we know a family will be very happy here.

What wood, or wood-look, flooring did you use?

Hi Kimberly, we used luxury vinyl planks. They were installed by gluing to the subfloor, but they are commercial grade, so they should stand up to just about anything!
